Buying a holiday home in Lincolnshire this autumn? 10 questions to ask before you buy

Wednesday 30th September 2026 |Blue Anchor Leisure

When you're thinking about buying a holiday home in Lincolnshire, there’s more to consider than finding a holiday home you love. You’ll also want to think about which park is right for you, what the costs will be and what to expect when you visit a Blue Anchor Leisure park.

Autumn can be a particularly good time to start your ownership journey. With the busy summer season behind us, you can take your time visiting parks across the Lincolnshire coast, comparing holiday homes and asking all the right questions before making a decision.

Whether you're looking for a family-friendly park in Skegness or Ingoldmells, somewhere close to the beach in Chapel St Leonards or Mablethorpe, or a quieter setting away from the bustle, Blue Anchor Leisure has plenty of options for you to consider.

Before buying a holiday home, consider the location and park, whether you want a new or pre-owned holiday home, the purchase and ongoing costs, the pitch, park facilities and how you'll use your holiday home. You should also visit the park in person and make sure you understand the ownership terms before making a decision.

Ready to get started? Here are 10 important questions to ask before buying a holiday home in Lincolnshire.

1. Which holiday park is right for me?

Choosing the right park is one of the most important decisions you'll make.

Think about what you want from your time away. Do you want to be close to the beach? Somewhere with family entertainment and facilities? Or would you prefer a quieter setting where you can simply relax and enjoy the view?

Location matters too. Our parks across Lincolnshire give you access to different types of holidays, from the attractions and beaches of Skegness and Ingoldmells to the traditional seaside feel of Chapel St Leonards and Mablethorpe.

For example, The Chase and The Grange are right in the heart of Ingoldmells, close to the beach, shops and attractions. Croft Bank offers a more peaceful setting while still being within easy reach of the Lincolnshire coast, while Towervans in Mablethorpe is close to the beach and town, making it easy to enjoy the best of the seaside.

It's worth considering what's nearby as well as what's on the park. Think about beaches, shops, cafés, restaurants, attractions, walks and places you'd enjoy visiting during your time away.

You can explore our holiday parks across Lincolnshire to compare the different locations and find somewhere that fits the way you like to holiday.

2. What type of holiday home is right for me?

Once you've found an area you like, it's time to think about the holiday home itself.

At Blue Anchor Leisure, you can choose from brand-new and pre-owned static caravans and spacious lodges, with different layouts, styles, sizes and budgets available.

Think about how you'll actually use the holiday home:

  • How many people will stay regularly?
  • How many bedrooms do you need?
  • Do you want more living space?
  • How much storage do you need?
  • Would you like decking or additional outdoor space?
  • Do you prefer a traditional static caravan or a larger lodge?

There's no single holiday home that's right for everyone. The best choice is the one that fits your family, your lifestyle and the way you want to spend your time on the Lincolnshire coast.

You can explore our different types of holiday homes before visiting our parks.

3. Should I buy a brand-new or pre-owned holiday home?

This is another important decision, particularly if you're working to a particular budget.

A brand-new holiday home gives you the opportunity to choose from the latest models, layouts, interiors and features. A pre-owned holiday home can provide a more affordable way to get started with ownership, with some homes already fully furnished and ready to enjoy.

The right option depends on what's important to you.

If you're considering a brand-new model, there's currently no site fees to pay until 2028 on selected new holiday homes*. We also have a limited number of turn-key pre-owned holiday homes from £12,995**, giving you different ways to approach ownership.

It's worth looking at both before deciding which option works best for you.

4. What should I look for when viewing a holiday home?

First start with exploring our range of holiday homes for sale online, but remember seeing a holiday home in person can tell you much more than photographs alone. Take your time and think about how the space would work for you. Look at the:

  • Overall layout
  • Bedroom sizes
  • Living and dining areas
  • Kitchen and appliances
  • Storage
  • Bathroom facilities
  • Heating and windows
  • Furniture and fixtures
  • Decking and outdoor space

If you're viewing a pre-owned holiday home, pay particular attention to its condition and ask about its history and what’s included.

Most importantly, don't be afraid to ask questions. You're choosing somewhere you'll return to time and time again, so you should feel comfortable and confident with your decision.

5. What should I expect from a park tour?

A park tour is about more than looking at a holiday home. It's your opportunity to experience the park and local area for yourself and see whether you can picture yourself spending your holidays there.

During your visit, you can:

  • Walk around the park
  • Explore the facilities and surroundings
  • See the different pitches available
  • View holiday homes for sale
  • Compare layouts and styles
  • Ask questions about ownership
  • Find out more about the local area

Visiting in person is particularly useful if you're comparing parks around Lincolnshire. You might find that a park you hadn't initially considered feels like the right fit once you've seen it.

6. How much does it cost to own a holiday home?

The cost of owning a holiday home includes both the initial purchase price and ongoing running costs. These can include annual site fees, insurance, gas and electricity, maintenance and any optional additions or improvements. Before buying, make sure you understand the costs associated with your chosen holiday home and park, including:

  • Site fees - current annual site fees vary between £2,290 and £4,455
  • Holiday home insurance
  • Maintenance
  • Gas and electricity
  • Any optional extras or improvements

Costs can vary depending on the holiday home and park, so ask questions and make sure you understand what's included. We'll always provide a clear breakdown of any applicable charges, so you know exactly what to expect.

7. How do I choose the right pitch?

The holiday home itself is important, but so is where it's positioned.

When you're visiting a park, look at the different areas and think about what matters to you.

Would you prefer to be close to facilities and entertainment? Somewhere quieter? Perhaps having more outdoor space or a particular view is important?

Your ideal pitch will depend on how you want to use your holiday home, so it's worth discussing the options available with the park team before making your decision.

8. Will the holiday home work for my family?

It's easy to focus on how a holiday home looks, but think about how it will work when everyone is actually there.

If you're buying a family holiday home, consider:

  • How many people will stay at once
  • Is it pet friendly?
  • Whether children need their own bedrooms
  • How much living space you'll need
  • Storage for clothes, beach equipment and games
  • Whether you'll regularly have friends or extended family staying
  • What you'll want to do when the weather isn't ideal

The best holiday home isn't necessarily the biggest one. It's the one that gives your family the space and features you need to enjoy your time away.

9. What happens when I decide to buy?

Once you've found the right park and holiday home, our experienced team will guide you through the next steps.

This is the time to make sure you understand the purchase price, site fees, running costs, terms and anything else associated with ownership.

You'll also want to understand what is included with the holiday home, any special offers you might be eligible for, and what happens from reserving your chosen model through to completing the purchase and receiving the keys.

Don't be afraid to ask questions. Buying a holiday home is a big decision, and you should feel comfortable with the details before moving forward.

10. What happens after I get the keys?

Getting the keys is when your holiday home becomes somewhere you can really make your own.

Whether you're planning family weekends on the Lincolnshire coast, summer holidays with friends, autumn walks along the beach or quieter breaks away from everyday life, you'll have somewhere familiar to return to.

And that's one of the attractions of holiday home ownership. Instead of choosing somewhere to stay every time you want a break, you already have your own place waiting for you.

From Skegness and Ingoldmells to Chapel St Leonards and Mablethorpe, owning a holiday home in Lincolnshire gives you the chance to enjoy the coast and countryside in your own way, time and time again.

Why autumn can be a great time to start looking

You don't have to wait until spring or summer to start your holiday home search.

Autumn can be a quieter time to visit our parks, giving you the opportunity to take your time, compare different holiday homes and explore the local areas without the busier summer atmosphere.

It's also a chance to see what you like - and what you don't - before making a decision.

You might discover that you prefer the lively atmosphere and family-friendly facilities at Golden Palm Resort, the convenience of being close to the beach at Golden Anchor, or the peace and space of quieter parks such as Pine Trees or Buttercup Meadow.

The important thing is to take your time and find the combination of park, pitch and holiday home that feels right for you.
